TERMS AND CONDITIONS
A completed “Vacation Rental Agreement” is required to hold your reservation. Half of the total rental rate is due upon receipt. Review and acceptance of the Terms & Conditions which is made part of this rental agreement is required before a confirmation will be issued.
RESERVATION PAYMENT TERMS:
Half of the total rent is due at time of reservation. The remaining balance is due 30 days prior to your arrival date. If your reservation is made within 30 days of stay, full payment is due at time of booking. If you do not receive a confirmation email from us in a reasonable amount of time, we highly suggest that you contact us to avoid any double booking.
HOUSE RULES & OCCUPANCY:
The rental is not intended for parties, nor gatherings at any time. Absolutely NO Parties are to be held on the property. The property is meant for nice quiet getaways, it is NOT set up for parties. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. The property is set up for no more than maximum number of occupancy, this includes both adults and children. Please inform us of any change in the number of guests before your arrival. No more than the number of people stated on the reservation shall occupy the premises. IF IT IS DISCOVERED THAT MORE THAN THE ALLOWED # OF PEOPLE HAVE OCCUPIED THE PROPERTY, YOU MAY BE ASKED TO VACATE THE PREMISE WITHOUT ANY REFUND AND ADDITIONAL CHARGES MAY BE ASSESSED.
NO Smoking: Smoking is NOT permitted in our property. Smoking is allowed outside as long as butts and ashes are not left behind. Discard the butts and ashes in the outside garbage or fire pit. Do not throw butts on the ground or bring them into the home. If there is tobacco smell in the home after your departure, you may be required to pay an additional $250 charge for deep cleaning.
Pets: We are dog friendly; dogs are allowed upon approval. A non-refundable pet fee of $39 per pet will be charged prior to arrival. You are responsible for walking and cleaning up after your pet. All waste must be picked up and placed in the garbage cans tied securely in trash bags. Pets may not be left unattended in the home unless kenneled. We ask that you do not allow your pets on the furniture or bedding, and that you clean up any pet hair before you depart. Any signs of pet debris inside or outside rental may be required to pay an additional $250 for deep cleaning.
Damage Charges: Any damages, outside of what is deemed as normal wear and tear, are the responsibility of the guest. Charges for repairs are non-negotiable.
CHECK IN PROCEDURE:
Check in is at 3 PM. You will receive an email before your arrival with all check in property information and an access code for your rental. Please do not arrive at the property before your scheduled check in time.
CHECK OUT PROCEDURE:
Check out is 11:00 AM. Your prompt departure is appreciated so we can prepare the home for any incoming guests. If you have any unwashed dishes, please load and start the dishwasher; remove all trash and place it in the trash containers.
CONDITION OF RENTAL:
Furnishings: The house is equipped with basic items such as TV, bedspreads, pillows, mattress pads, cookware, flatware, microwave, toaster, and coffee maker. Prior to departure, please return all furniture to its original position.
Linens & Towels: Linen service is included in your rental rate. All beds will be made with fresh sheets. Each guest will be provided with 2 bath towels, 1 hand towel, and 1 wash cloth per person. We do not provide any linens or towels for outdoor use. DO NOT take the home's linens or towels outside. Bring items with you that you may need for outside activities.
Utility Services: Such as, but not limited to Power, Water, Sewer, WiFi may be out of service from time to time. Please know that this is beyond our control. All we can do is call the company responsible and put in a service call, but we are not responsible for the length of time it may take them to fix the problem. The property is in a remote area.
Phones: There is no land line available. It is up to the tenant to have a cell phone for emergencies.
Housekeeping: Departure housekeeping is included in your rental rate. Guests are required to remove all food products from the pantry, fridge and freezer. We ask that you please start the dishwasher, take out the trash and move all furniture back to its original place. Please put dirty towels in the laundry basket provided. We will do the rest, although, if there is food left behind and/or the cleaning service needs to do excessive cleaning, it is possible that we would charge additional fees to cover the cleaning service who will be invoicing us.
Home Equipment: We inspect equipment prior to arrival and immediately after departure. Our property is equipped with sophisticated electronic equipment, so we ask that you do not under any circumstances disconnect and/or tamper with wiring or modify configurations to add other devices or services. You will be responsible for the total cost of service call if a repair technician is needed to reconfigure wiring or reset functionality of the system.
HEAT AND AIR: Please do not adjust the settings on the refrigerator; do not run the HVAC system with the windows open. A reduction in rent or a refund will not be issued for any mechanical failures of appliances or HVAC systems.
Hot Water Heater Maintenance. We are not responsible for the mechanical failure to the hot water heating elements due to them freezing or failing. In the case of freezing, the tenant will need to wait for the pipes to thaw. We will replace or repair if needed as soon as possible.
Exterior of Home: No lawn art of any kind will be allowed on exterior property, including no boats, trailers, storage building, activity equipment including trampolines, pools of any kind shape or size, spas, fire pits, etc.
Landscaping/mosquito control: Please understand that the landscaping will be kept up once a week. There will be no notification on such routine maintenance.
Parking: PLEASE DO NOT PARK OR DRIVE ON THE GRASS.
SERVICE CALLS/MAINTENANCE
We care very much about our property and strive to keep it in excellent shape; our guests can reach us at any time. For non-emergency maintenance and/or troubleshooting assistance, you may reach us at the contact number listed on our website. You may call or text after-hours as well to speak directly to our management team. We will make every effort to have repairs made as soon as possible.
PERSONAL ITEMS LEFT BEHIND:
We are not responsible for lost or misplaced items. However, if notified and/or found upon guest departure, we will return items for a fee of the packing/shipping costs.
WAIVER OF CLAIMS AND INDEMNIFICATION:
To the fullest extent permitted by the law, Tenant, on behalf of the Tenant and the Tenant’s guests, licensees, invitees, agents, representatives, successors and assigns, as a part of the consideration for the Owner agreeing to lease the premises to Tenant, hereby specifically releases, waives and agrees that neither Tenant nor Tenant’s guests, licensees, invitees, agents, representatives, successors and assigns shall make any claim against Owner or its agents, representatives, successors and assigns for damage, injury to person or property, loss, or any liability whatsoever which in any way relates to or arises out of the subject matter of this lease or the use or occupancy of the premises, including, without limitation, theft, damage or destruction of any item owned or brought to the premises by the Tenant or Tenant’s guests. Licensees, invitees, agents, representative, successors or assigns, which such injury, damage, loss or liability results from any act, neglect, occurrence, or condition in or about the property, whether same is caused by the actions of Owner or any other person or the condition of the premises or any part thereof. Tenant, on behalf of himself/herself and /or their guests, licensees, invitees, agents, representatives, successors and assigns, harmless from and against any and all liabilities, actions, claims, demands, costs, losses and damages, including, without limitation any damage to the property at the premises, including all attorney’s fees and court costs incurred, relating to or arising out of this lease or which in any way arise out of or result from the use of the premises or any act, negligence, fault or omission of the Tenant or Tenants guests, licensees, invitees, agents, representatives, successors and assigns. The language of this section shall survive the expiration or earlier termination of this agreement.
Due to a high volume of inquires our properties are booked in the order on which the signed rental agreements are received.
CANCELLATION AND REFUNDS:
Individual Room Rentals:
Unit rentals require a 24-hour cancellation notice to receive a full refund, minus a $15 cancellation fee. Cancellations made less than 24 hours will not receive a refund.
CATASTROPHIC EVENTS & EMERGENCY EVACUATIONS:
If a catastrophe (hurricane, tornado, earthquake, flood, etc.) or any situation simply beyond our control impairs the vacation rental, including a mandatory evacuation of the area is ordered by a Governmental Agency, a refund will be prorated based on the nights left of your stay. Only those nights affected by the mandatory evacuation are eligible. If a catastrophic event occurs prior to your arrival, and we are unable to provide you with accommodations, refunds will be issued to the reservation holder.
